Four Seasons Orlando Sold for a Whopping $610 Million
The luxurious Four Seasons Orlando – near the Walt Disney World Resort – has just sold for a reported $610 million. Per the Orlando Business Journal, Host Hotel & Resorts, Inc. is the buyer.
The $610 million price tag is a huge deal in the luxury hotel industry as the average cost to develop a luxury hotel is around $675,000 per room according to the U.S.Hotel Development Cost Survey. With the Four Seasons being sold for $610 million and offering 444 rooms, that would make the average cost per room is $1.4 million – which is more than double the $675,000 new room development cost in the industry.

The pent up demand from the Covid pandemic, extra spending money from stimulus payments, and lack of inventory are the likely driving forces behind the whopping $610 million price tag that the Four Seasons is being sold for.
Hotel expert, Paul Sexton, who is vice president with the hospitality brokerage and consulting firm HREC and not involved with the sale of the Four Seasons Orlando said, “It is not surprising that investors are stepping up to buy luxury resort hotels here in Florida where few hotels are available for sale.

Sexton went on to say, “Typically after a recession, leisure-oriented hotels recover first, commercial hotels next and group hotels last and the Four Seasons is an iconic leisure property. Although many hotels in the nation have sold for over $1 million per key (room), there are few non-Disney or non-Universal luxury hotels in Orlando that have ever become available for sale and the Orlando market is poised to recover very rapidly based on both pent-up demand and the fact that, due to stimulus moneys, Americans have more than $1 trillion held in personal bank accounts than they did a year ago.”

James Risoleo, president of Host Hotel & Resorts released the following statement about the sale:
“Four Seasons Orlando at Walt Disney World Resort is truly iconic and irreplaceable property that is well-positioned to benefit from significant demand as the pandemic subsides and the 18-minth celebration of Walt Disney World’s 50th anniversary in October. A strong market leader in 2019 [revenue per available room] Index over 215, this resort is now Host Hotels’ highest-ranked property based on 2019 RevPAR and Total RevPAR, and fifth-highest based on EBITDA per key.”
